Four communities, four useful starting points

Wilsonville’s overall median house age does not describe its individual communities very well. The local research separates an older river-side community, established subdivisions north of the river, the largely 2010s Villebois area and newer Frog Pond West. Each group points toward different questions about condition, access and the reason for changing the finish.

The table uses dated single-family assessor lots in explicitly defined research areas. Villebois is approximated with two Census block groups; Frog Pond West uses a build-year and block-group boundary. These are helpful local patterns, not a survey of cabinet interiors. Your current doors, boxes and finish still determine the job.

Charbonneau: settle the practical details early

Charbonneau Country Club identifies thirteen separate homeowner associations, each with its own governing documents. That is a reason to check the association responsible for your property rather than assume the community has a single answer about interior projects. Relevant questions can include access, contractor parking, work hours and any notice expected before the project begins.

The homes also span the late-1970s construction boundary. The assessor research counted 253 dated single-family houses built before 1978 and another 243 built in 1978–1979 in the Charbonneau study area. Include your exact build year and known remodel history. Ask what assessment and preparation precautions fit the surfaces involved. The appearance of a neighboring kitchen is not evidence about your own.

A townhome deserves a full work plan

An attached home is not a smaller version of every detached-house job. The important details may be the carrying route for doors, where a work vehicle can stop, shared access or the relationship between the kitchen and occupied rooms. Explain those details while the scope is being discussed so they can be considered together with the finish.

Our cabinet process takes the doors and drawer fronts to the shop for spraying, while fixed boxes are sprayed at home with full masking and containment. A typical kitchen takes about a week. The exact work-area restrictions and return-to-use guidance should be settled for your home. Home type alone does not establish a lower price, fewer pieces or uninterrupted use of the room.

Wilsonville Meadows to Morey’s Landing: decide what the wood should become

The local sample puts Wilsonville Meadows at a median house year of 1993 and Morey’s Landing at 1999. If your kitchen is original to a home of that age, the question may be whether the layout and cabinetry still work while the finish feels tired. First identify the wood and the existing surface; a date does not establish that the cabinets are oak.

Where oak is present, consider painted grain, a smoother grain-filled paint result, or a wood finish that retains the visible pattern. For other species, describe what you want to change rather than naming a treatment prematurely. Dark-to-light wood goals, worn clear finishes and a complete painted color change can require different amounts of work.

Villebois: keep the room’s proportions in the conversation

Villebois is newer than many people assume. In the research’s two-block-group study area, 78% of dated single-family houses were built in the 2010s, with a median year of 2015. Many lots are small, but small lots do not establish that the houses are attached: the broader tract’s owner-occupied homes were predominantly detached in the Census estimate.

For a cabinet refresh, photograph the whole room and its connection to the living space. Show how an island reads from the sofa or dining table, not only from the sink. A color choice that looks balanced in a cabinet close-up can feel different across an open view. Keep the countertops and flooring in the photograph so the finishes can be considered together.

Frog Pond: make a deliberate change to a recent finish

If you have just moved into a Frog Pond home, it is reasonable to want a kitchen that feels more personal. It is equally reasonable to wait. Identify whether the goal is one contrasting island, a quieter overall color, an adjacent vanity or a finish problem that should first be addressed with the builder or supplier.

Find the cabinet specifications and written warranty before authorizing an alteration. Ask the relevant provider how a change in finish affects those terms. Then have the actual surface assessed. Recent cabinetry can include several materials and factory systems; a new construction date does not tell us which one you have or establish that every surface should be repainted.

Old Town belongs in a separate conversation

Wilsonville’s Old Town area includes the city’s older housing, alongside later changes. The research used a 400-meter circle around the Old Town place point and found that 54 of 79 dated single-family houses were built before 1978. This is a study area rather than an official boundary, and individual properties can differ considerably.

Show any built-in storage or older painted cabinetry you hope to preserve. Include the home’s construction year, any known additions and the date of a previous kitchen replacement if you have it. A measured approach begins with the existing surfaces and the preparation appropriate to them, not with an assumption that the whole kitchen is original.

One complete request makes the next conversation easier

Send your community name, ZIP code, approximate build year and three or four clear photographs. Include every cabinet wall, the island, a door close-up and any damage. If it is a townhome or condo, mention stairs and access arrangements. If you are considering stain, show the wood in daylight and describe the color change in plain words.

Wilsonville is part of our Portland metro service area, including Charbonneau south of the Willamette. Appointment timing should be confirmed for your location and scope. You do not need to know the technical finish name before asking. A useful starting request explains what stays, what bothers you and what would make the room feel right.

Your questions, answered.

01Do all Charbonneau associations have the same cabinet-work rules?+

No single community-wide interior-work rule was established by the research. Charbonneau has thirteen associations. Check the governing documents and requirements for your own property, including contractor access and working hours if those are relevant.

02Is a 2014 Villebois kitchen too new to refinish?+

Not necessarily. Condition and the reason for the change matter more than a fixed age cutoff. If the cabinets work well and the goal is a color change, assess the existing finish and decide whether the benefit justifies the work for you.

03Can you work on a compact Charbonneau kitchen?+

Yes, kitchen cabinets are a core service. The quote needs the actual piece count, exposed surfaces, condition and access details. A compact floor plan does not automatically mean a simple scope.

04Can I keep some stained wood and paint the rest?+

That can be a design direction to explore. Include all connected cabinetry in your photos and identify the pieces you want to keep natural. The finishing plan depends on the materials, condition and contrast you want.

05Will refinishing affect my Frog Pond builder warranty?+

Review the written terms and ask the builder or cabinet provider before changing the finish. There is no universal answer for every builder, cabinet supplier or warranty.
