Lookout Ridge is not one cabinet specification

Washougal’s 2000s building boom produced different house sizes and construction grades, sometimes within phases bearing the same neighborhood name. The October 2026 research found that recorded phases of Lookout Ridge and Granite Highlands varied substantially. Those are whole-building assessor observations, not measurements of cabinet quality, wood species or the finish currently on a door.

That is why a quote begins with a photograph rather than an assumption about the development. A house from a later phase might have standard cabinets; an earlier house might have a custom replacement kitchen. Show the door face, edge and back, the exposed cabinet sides and any damaged areas. Your own surfaces are the evidence that matters.

The 2000s boom, with the assumptions left out

Among Washougal’s 5,851 built parcels with a recorded year, 1,887 dated from the 2000s. That is 32% of the sample, making it the largest decade. The research separated selected 2000s plat groups into two streams with different whole-building grades and house sizes. The useful takeaway is variation, not that one neighborhood automatically deserves one treatment or one price.

For homeowners, the decision is simpler than the data table: is the current cabinetry sound, and do you want to keep the wood visible? A painted update may make sense for one kitchen, while another owner may value the existing wood and prefer refinishing. Neither choice can be inferred from assessed house grade.

For a painted update, start at the edges

A full-room photo shows the design, but cabinet edges often reveal the construction. Open a door and photograph a corner, the hinge side and the back. Show any film lifting away, chipped finish or swelling. Painted wood, veneer and wrapped surfaces can look similar from several feet away, while their condition may call for different preparation or repair decisions.

NS offers cabinet painting, repair and thermofoil work, but this does not mean every damaged surface is automatically a candidate for a simple repaint. The appropriate treatment needs to be determined from what is there. Explaining that starting point is more useful than promising a new color over an unresolved material problem.

For wood you want to keep, describe the change precisely

If you like the grain but dislike the current color, say that before looking at paint. “Less orange,” “a deeper brown” and “closer to this pale wood example” are different goals. Photograph the cabinets in daylight and include surrounding flooring, countertops and any wood trim that will remain. This helps show what the new finish needs to relate to.

A wood finish depends on the species, existing coating, construction and condition. A photograph of a different kitchen cannot promise the same result on yours. NS offers restaining and stripping to bare wood where appropriate; the project assessment should explain which approach supports the intended result. Two-tone paint and visible wood can also be a direction to discuss when the material and room support it.

An old house can contain a newer kitchen

Washougal’s older town grid and nearby tracts are another important part of the local picture. The research found 1,505 built parcels from before 1978. Just over half had an assessor effective year of 1990 or later. An effective year is an appraisal attribute: it does not tell us which room was remodeled or prove that the kitchen was replaced.

The practical question is therefore the home’s original age plus what is known about the actual surfaces. Share the build year, any kitchen-remodel documentation and photographs of adjacent painted trim in the work area. Ask what assessment, testing, qualifications and protection are appropriate before preparation. A newer-looking cabinet does not document the age of every nearby component.

Single-level homes: keep the kitchen connected to the rest of the house

Washougal’s 1990s houses were predominantly recorded as ranch-style in the assessor sample. That describes the building form, not a universal floor plan or cabinet material. If your kitchen opens visually toward a dining area, entry or family room, include those views when you ask about a new color or wood finish.

Consider the woodwork you will keep: an interior door, stair detail, built-in or paneling. You do not need to refinish all of it. A deliberate difference can be as satisfying as a match. The point is to choose the cabinet finish with those existing surfaces in view rather than discover the relationship after the kitchen is complete.

East of town, give the actual location

ZIP 98671 extends beyond the city into rural areas north and east of town. The research’s city, rural and Gorge study areas are different geographies, with different housing patterns. A Washougal mailing address alone therefore does not describe the travel or property setting. Include the location when requesting an appointment, especially if the house is farther east or north.

For a property with special review requirements, check how those apply to the proposed scope before scheduling. This page does not assume that every kind of interior or exterior work has the same rules. Access and timing should be confirmed for the address; neighborhood or ZIP statistics should never substitute for those project details.

A complete view of the work, from photos to the finish

Our cabinet process takes the doors and drawer fronts to the shop for spraying. Fixed cabinet boxes are sprayed at the home with full masking and containment. A typical kitchen takes about a week; condition, repairs and the agreed scope shape the actual plan. Discuss access to the room and the selected finish’s handling and care guidance before work begins.

To start, send each cabinet wall, the island from all sides, a door close-up and any damage. Tell us which surfaces stay and whether you want paint, visible wood or help comparing the two. The quote should be built around those pieces and decisions, not your neighborhood’s construction grade or sale prices.

Your questions, answered.

01Does the assessor’s house grade tell you whether my cabinets can be painted?+

No. It grades the building as a whole and does not identify your cabinet material or condition. We need photographs and assessment of the actual surfaces, including edges and any damaged areas.

02We are in Granite Highlands. Is the finish plan the same in every phase?+

No neighborhood-wide finish specification was established by the research. The phases differ, and kitchens may have been changed later. Send your current cabinetry rather than relying on the development name.

03Can I keep natural wood instead of switching to paint?+

Yes, wood refinishing and restaining are part of NS’s services. Suitability and the achievable color change depend on the actual material and existing finish. Show the wood in daylight and describe what you want to keep and change.

04Our old-town house has newer cabinets. What age information matters?+

Provide both the original house year and any known cabinet installation or remodeling date. Ask what assessment and preparation precautions apply to the components involved. A later cabinet installation does not establish the age of nearby painted surfaces.

05Can you assess a peeling wrapped door?+

Yes, include close-ups of the lifting edge and the material underneath. Thermofoil work is offered, but the appropriate repair or finishing approach needs to be confirmed from the condition; a new coat of paint is not a universal answer.
