Two building booms, one personal decision
The October 2026 county-assessor research counted 434 built parcels from the 1990s inside La Center and 689 from 2019–2026. The dates describe a town with both established homes and recent building. They do not tell us which cabinets were installed, whether they have been replaced or what color a homeowner should choose.
Use the comparison to frame the decision, not to chase a trend. If the existing boxes are sound and the layout supports your life, changing the visible finish can be worth discussing. If the problem is storage, damaged construction or an awkward plan, a new color alone will not resolve it. The assessment should keep those questions separate.
| Research group | Selected established subdivisions | Selected recent subdivisions |
|---|---|---|
| Examples | Stonecreek, Parkside and earlier Southview Heights phases | Riverside Estates, Heritage Country Estates and Highland Terrace |
| Median recorded house year | 1997 | 2022 |
| Median house area in the groups | 2,013 sq ft | 2,153 sq ft |
| Useful cabinet question | What is original, and what is worth keeping? | What finish is installed, and why change it? |
Choose among paint, wood and leaving a good thing alone
A dated-looking kitchen can contain cabinetry that still works well. Before choosing a treatment, name the part that bothers you: a warm orange cast, visible grain, worn areas around handles or a color that competes with new counters. A precise goal makes it easier to judge whether refinishing will deliver the change you actually want.
If the material is confirmed as oak, consider paint with the grain texture visible, grain filling for a smoother painted appearance, or wood refinishing that keeps the pattern. If you still enjoy the finish and it is in good condition, keeping it is also a valid decision. A worthwhile update should fit your house and priorities, not simply follow the age of nearby new construction.
Selling: make the kitchen part of the listing plan
The research’s filtered La Center sales sample contained 115 conventional-home transactions over October 2025 through September 2026. Homes built in 2024 or later represented 39% of that sample. It is evidence that recent construction is part of the local comparison set, not proof that any particular finish causes an older house to sell for less.
If you are preparing to move, discuss the kitchen with the person planning your listing. Decide whether a cabinet update supports the presentation, budget and photography date. Refinishing cannot promise to close a price gap, produce a specific return or shorten market time. The practical question is whether a defined surface update makes sense for the actual cabinets and schedule.
Southview Heights has more than one chapter
Southview Heights spans several recorded phases, and the research’s broader group includes both 1990s and 2000s construction. Stonecreek and Parkside add other established homes from the earlier growth wave. The neighborhood names help locate the project, but they are not a material specification. Your kitchen may be original, partly altered or entirely replaced.
Send a door face, its edge and back, plus any exposed cabinet ends. Include a close-up of worn finish or damaged material. If you want a new painted color, decide what you expect the grain to look like. If you prefer visible wood, show the current tone in daylight. The actual surface should drive the treatment rather than a presumed “1990s kitchen.”
Set a scope that still makes sense after the first photograph
A single wide angle can hide island storage, pantry doors or exposed panels. Photograph each cabinet wall straight on and walk around the island. Count doors and drawer fronts if possible, and identify whether interiors, crown, repairs or hardware changes belong in the request. Those details define the work more clearly than a city-wide home-value figure.
Keep optional rooms separate. A bathroom vanity or built-in might be a useful companion project, but it should not blur the kitchen decision. NS offers kitchen cabinets and fine wood finishing across those categories. A clear scope allows you to evaluate each part and choose a first phase without assuming the entire home needs the same finish at once.
Old town and rural properties need their own questions
The town-wide age mix can hide older pockets. In the research’s selected old-town plat group, 60% of dated built parcels were from before 1978. Rural La Center, defined for the study as the school district outside city limits, had a 23.6% pre-1978 share. Those are different geographies and should not be treated as one city-wide statistic.
For an older property, share the original build year and any known kitchen-remodel history. Identify adjoining painted surfaces involved in the scope, and ask about assessment, testing, qualifications and protection before preparation. For an acreage address, also include the actual location and access details so a visit can be planned. The postal label does not explain either the surfaces or the route.
Bought new? Keep the project proportionate to the goal
In Riverside Estates, Highland Terrace and other recent areas, the cabinet decision may be about personal preference rather than wear. An island or vanity may be the focus, or you may be considering a different color throughout. Identify exactly what you want to change and compare that benefit with the condition of the finish you already have.
Review the cabinet or builder paperwork before authorizing alterations. Ask the relevant provider how a finish change affects its written terms. There is no universal answer for all builders or cabinet products. A recent kitchen still needs material identification and surface assessment; the new construction date does not tell us which finishing approach is appropriate.
A practical start from La Center
Send the room view, every cabinet wall, a door close-up and any problem areas. Add your ZIP code, approximate home year and timing. If you are on acreage outside town, include the location rather than only “La Center.” Tell us whether the priority is everyday enjoyment, a future listing or coordinating the cabinets with another completed update.
NS brings 20+ years in cabinet and fine wood finishing. Doors and drawer fronts are sprayed in the shop; fixed boxes are sprayed on-site with full masking and containment. A typical kitchen takes about a week, while the particular job determines the schedule, room-access plan and finish-care guidance. The next conversation should give you a clearer decision about your own kitchen.

01Will refinishing help my older La Center home compete with new construction?+
It can change the kitchen’s appearance, but it cannot guarantee a sale price or shorter listing period. Evaluate the actual cabinet condition, the planned scope and your listing schedule. The local new-build sales share is context, not a predicted return.
02Are Southview Heights cabinets all oak?+
No material survey established that. Build years and plat phases describe the houses, not the current cabinet interiors. Send clear photographs so the actual wood or other surface can be assessed before choosing a treatment.
03Do you consider manufactured-home cabinets in Country Hills?+
Manufactured-home cabinetry is a confirmed service category. The material and condition still need individual assessment, particularly for wrapped or laminated surfaces. Include door edges, backs and any damaged areas in the photo request.
04Can a newer Riverside Estates kitchen receive a different color?+
A color change can be considered after assessing the existing finish and reviewing relevant warranty terms. Ask the builder or cabinet provider how an alteration affects its coverage before authorizing the work.
05How should I plan around an upcoming listing-photo date?+
Share the date at the beginning and confirm the work schedule and finish-care period before committing. A typical kitchen takes about a week, but preparation, repairs and the specific scope may change the plan.
06Do you serve homes outside town toward Lockwood Creek?+
Send the actual location and photographs so coverage and appointment arrangements can be confirmed for the property. La Center’s wider mailing and school-district areas extend beyond the city, so the place name alone is not enough to plan the visit.
