A ZIP decoder for your first conversation

The local research grouped single-family houses within Gresham city limits by ZIP code. The median house years move from 1959 in the 97233 and 97236 groups to 1992 in 97080. This is a useful way to orient a conversation about older surfaces and possible remodeling history. It is not a way to identify wood, estimate door count or quote a kitchen from a postal code.

These figures are from the Gresham-only assessor sample, not every property in each ZIP. That difference is especially important for the Portland-named ZIPs, which extend across city boundaries. A kitchen photograph and the actual build year are more specific than either a city median or a ZIP average.

The west side: later remodeling inside older houses

Rockwood, Centennial, Wilkes East and North Gresham contain substantial groups of mid-century single-family houses. Gresham’s later annexations mean these areas should not be read simply as housing built when they entered the city. Your own kitchen may include original cabinets, a complete replacement or a combination of materials from more than one update.

Start with a broad room photo and an open-door detail. Include any older painted trim within the planned work area and share the original build year if known. Where the home is older, ask what assessment, testing and protective arrangements are appropriate before preparation. A bright new-looking door is not evidence about the surrounding surfaces.

97030: decide what you want to change about the existing finish

The Gresham-only 97030 sample has a median house year of 1976, with the 1970s its largest decade. North Central and Powell Valley have particularly substantial 1970s housing groups. Those dates suggest useful questions about previous remodeling and surface condition. They do not establish that the kitchen is dark-stained wood, oak or any other material.

If the cabinets are dark, explain whether the problem is the tone, the amount of visible grain or the way the color works with your counters. A new painted color and a lighter wood appearance are different goals. If you like the wood pattern, keep that in the conversation before choosing paint. If the existing finish is failing, photograph the failure rather than judging the work solely as a color change.

97080 contains several generations of Gresham kitchens

The southern ZIP is not one uniform subdivision era. The research includes late-1970s homes in Hollybrook and Southwest, a broad age range on Gresham Butte, later homes in Kelly Creek and newer construction around Pleasant Valley. City-wide, 2,431 dated single-family houses were built in 1978 or 1979. A general description such as “a seventies house” is therefore less useful than the recorded year.

Show what is installed today. An original kitchen, a 1990s replacement and a recent builder finish can each need a different assessment even within the same ZIP. On a kitchen with an island or tall storage, include all exposed sides. If your project is a newer Pleasant Valley color change, gather the cabinet specifications and check the relevant warranty terms before altering the finish.

Keep the budget conversation tied to a defined scope

A practical estimate begins with the surfaces and the result. Photograph every cabinet wall, include drawer fronts as well as doors and show any exposed ends, crown or island panels. Identify peeling material, water damage or a previous paint job that needs attention. Tell us if you want cabinet interiors included so the scope can be compared clearly.

The ZIP table does not predict a price. Neither does the value of the home. A smaller room can have many pieces, and a larger room can have relatively few. Keep the kitchen, a vanity and any other woodwork separated as options if you want to prioritize. That makes it easier to decide what change is worth doing now and what can wait.

For a rental or a home being prepared for sale

State the property’s occupancy and intended timing early. A vacant rental, an occupied family kitchen and a home approaching listing photographs have different access needs. If the property is older, raise the original build year and preparation questions at the beginning. A short vacancy window should not turn an assessment or a finish-care period into an afterthought.

For a sale, decide what the cabinet project is meant to achieve visually and coordinate with the person planning the listing. Refinishing should not be presented as a guaranteed price increase or faster sale. The useful question is whether the cabinetry, layout and schedule make a focused update worthwhile for your situation.

What stays at home, and what goes to the shop

Our process removes the doors and drawer fronts for spraying in the shop. The fixed boxes are sprayed in place with full masking and containment. A typical kitchen takes about a week, with the actual duration shaped by the work needed. Discuss household access, clearing the work area and any pets or special routines before the date is fixed.

Also ask about the period after the doors return. Dry-to-the-touch, normal handling and cleaning can be different milestones depending on the selected finish. The care instructions should be specific to the job. Knowing what to expect is part of evaluating a cabinet quote, alongside the color and the visible result.

Your Gresham address is enough to begin

Send three or four clear photographs, your ZIP code, the approximate house year and a few words about the desired result. If you are unsure whether the doors are wood or a wrapped material, say so and include the edges and back. If your mailing address says Portland, still give the actual location; postal names and city limits do not always align.

Gresham is part of the NS Portland metro service area. From a worn cabinet finish to an oak grain decision, the next step is to understand your specific surfaces. You can begin without choosing a final color or knowing every technical term. The photographs make the conversation concrete.

Your questions, answered.

01Are the ZIP statistics for the entire ZIP code?+

No. The table uses only single-family properties within Gresham’s city limits, grouped by their ZIP. Whole-ZIP Census estimates include different areas and housing types, so the two sets of figures should not be treated as interchangeable.

02My address uses Portland 97230. Do you still serve it?+

Both Portland and Gresham are in the service area. Send the actual location and ZIP. The assessor research found thousands of Gresham houses in Portland-named ZIPs, so the postal city does not settle the jurisdiction.

03Can the original dark cabinets in a North Central house be lightened?+

That needs an assessment of the wood, existing finish and the result you mean by lighter. Include a daylight close-up and a reference image. Paint and a lighter wood finish involve different decisions; the house’s age does not determine suitability.

04Do older rental homes need the same early preparation questions?+

Yes. Share the original build year, known renovation history and occupancy plan. Ask what assessment, qualifications and protective steps apply to the proposed work before preparation begins.

05Does refinishing make sense before selling a Gresham home?+

It may, if the cabinets are suitable and the timing supports the project. Compare the defined scope with your listing plan. No finish update can promise a particular resale gain, and not every kitchen needs work before a sale.
